What I actually do for you.

Three services. Most clients use all three, in this order, across about a year. Any one of them can be taken on its own.

Finding the apartment

A search driven by your conditions, not by what happens to be listed.

Portals show you what is public. In this corridor a real share of what changes hands never gets there — it moves through people who hear that a family is thinking about selling before the family has finished deciding. Being in that conversation is most of the job, and it is not something a website can do for you.

So the search starts with a brief rather than with listings, and the brief starts with questions.

What I ask you

  • Who is coming, and when — a family arriving together and a couple buying for later are not the same purchase.
  • Whether the household is shomer Shabbat, because that decides the map before anything else does.
  • What the children need, by age and by language of instruction.
  • Whether a car is realistic for you, honestly, and not aspirationally.
  • Whether this is a first home, a second home, or a home you will let until you arrive.
  • The shape of the budget — what it has to cover besides the price, including the renovation you have probably not costed yet.

I write the answers down and send them to you. When I rule an address out, you get the reason.

Contracts, documents and tax

The part that goes wrong quietly.

Conveyancing in Israel is done by lawyers, not by the agent. You will have your own lawyer; I am not it and I will not pretend to be. What I do is hold the file together — the list of what a foreign buyer is asked to produce, the order it is asked for in, the chasing, and the plain-language translation of what is being asked and why.

Purchase tax for a foreign buyer or a new immigrant is not the same as for a resident, and the difference is worth putting in front of the right professional before you sign rather than after. I bring that professional in early, and I make sure the question is actually asked.

Across time zones this is mostly a scheduling problem disguised as a legal one. My job is that nothing sits waiting for you to wake up.

Renovation and furnishing

Managed on site, reported to wherever you are.

Third-party contractors that I choose, have worked with before, and supervise. Scope, schedule and specification in writing before anyone starts, because a renovation argued about in the middle is a renovation you will pay for twice.

I am on site. You get photographs and a written note at each stage, in your language, including the stages where the news is not good. An owner three thousand kilometres away is entitled to know that a wall came down badly on Tuesday, not to find out in a month.

Furnishing follows the same rule: chosen for that apartment and for the light it actually gets, not from a catalogue. This is where being a painter stops being a curiosity and starts being the qualification.

I do not sit on the contractor's side of the table, and I do not take anything from it.
